Welcome to IdealHawaii.com. These Terms & Conditions ("Terms") govern your use of this website and the services offered through it by Ideal Properties, Inc. ("Ideal Properties," "we," "us," "our"), a licensed Hawaii real estate brokerage, License #RB-17025.
By using this website, submitting a viewing request, submitting a rental application, or providing us your phone number, you agree to these Terms. If you do not agree, please do not use the site.

Using This Website. You may use this site to learn about our services, view current rental listings, request a property viewing, and download our rental application. You agree not to use the site to submit false information, to interfere with its operation, or for any unlawful purpose. We may update, change, or remove any part of this site at any time without notice.
Rental Listings and Availability. Property listings on this site are provided for informational purposes. Rental rates, availability, terms, and property details change frequently and may not reflect the most current status at the moment you view them. A listing on this site is not an offer to rent and does not create any tenancy, reservation, or obligation on either side. Nothing on this site guarantees that a property will be available, that an application will be accepted, or that any particular rate or term will be offered.
Viewing Requests and Rental Applications. When you submit a viewing request, you are asking us to contact you about a specific property. When you submit a rental application, you are asking to be considered as a prospective tenant. Neither creates a tenancy or obliges us to enter into a rental agreement. Applications are reviewed against the requirements published on our Rental Process page. Providing false or incomplete information voids an application, and may void any rental agreement that follows from it. There is no application fee.
Messaging, Downloads & Advice
We do not operate an automated or marketing text-messaging programme. Ideal Properties will not add you to a texting list, and our systems will not send you text messages as a result of using this site or submitting a viewing request. We do not send promotional texts of any kind.
Our agents may text you personally. Ideal Properties agents carry business cards showing their mobile numbers, and our office will give you an agent's number on request. If you call or text an agent directly, they may reply by text. These are ordinary person-to-person messages between you and an individual agent, exchanged at your initiative and using their own phone — the same as a phone call or an email. Standard message and data rates from your carrier apply, and you can stop simply by telling that agent you would rather not be texted.
Automated notifications go to staff, not to you. When you provide a phone number with a viewing request, that number is passed to the Ideal Properties agent responsible for that property inside an internal notification. That notification may arrive on the agent's own phone as a text message, which is how the agent is able to reach you promptly. Automated messages sent by our system go only to a small, fixed set of Ideal Properties staff and agent numbers. They are never sent to members of the public.
Your number is not sold or shared. Mobile numbers are never sold, rented, or shared with third parties or affiliates for marketing purposes. See our Privacy Policy for how we handle your information.
If we ever introduce automated text messaging to renters, we will update these Terms first, obtain your express consent before sending any message, and include STOP and HELP instructions in every message.
Downloads. The rental application and other documents offered on this site are provided for your use in applying to rent a property we manage. Please use the current version from this site rather than a copy saved earlier, as forms are updated from time to time.
No Professional Advice. Information on this site is general and does not constitute legal, tax, financial, or investment advice. Property management and real estate decisions depend on individual circumstances. Consult a qualified professional before acting on anything you read here.

Limitation of Liability. This website is provided "as is." To the fullest extent permitted by Hawaii law, Ideal Properties is not liable for any indirect, incidental, or consequential damages arising from your use of this site, from reliance on information published here, or from any interruption or error in the site's operation. Nothing in these Terms limits any liability that cannot lawfully be limited, and nothing here affects the rights and obligations set out in a signed rental agreement, which governs the tenancy itself.
Governing Law. These Terms are governed by the laws of the State of Hawaii, without regard to conflict-of-law principles. Any dispute arising from these Terms or your use of this site will be brought in the state or federal courts located in Honolulu, Hawaii.
Changes to These Terms. We may update these Terms from time to time. The "Last updated" date above shows when they last changed. Continuing to use the site after a change means you accept the updated Terms.
