A Couple of Quick Policies
Our properties are smoke- and vape-free. While we're unable to accept pets, we of course welcome service animals and make reasonable accommodations for assistance animals as required by law.
Step 1: Drive By and Look Around
Please drive around the neighborhood first, not just past the property itself — check out the streets nearby, traffic noise, bus stop location, and anything else close by (a busy road, a shopping center, etc.) to make sure the area is a fit for you. Once you've had a look around, we're happy to schedule a showing.
Step 2: Request an Interior Showing
Use the viewing request form on our Rental Listings page. Tell us which property you're interested in, your name, phone number, email address, and your preferred date and time. Your request goes straight to the agent who handles that property, and they'll confirm with you — or reach out directly if there's a scheduling conflict.
Availability:
• Monday–Friday: 8:30 AM to sunset
• Early mornings (before 8:30 AM) or evenings (after sunset): by appointment
• Weekends and all City, State, and Federal holidays: by appointment, scheduled directly with the property manager
Please reconfirm your appointment beforehand — 1 hour ahead on weekdays, 2 hours ahead on weekends and holidays.
Step 3: Complete a Rental Application
After your showing, download the rental application below and complete one form for each applicant 18 or older. There is no application fee.
The form can be filled in on a computer or printed and completed by hand — instructions are on the first page. Prefer we email it to you? Just give us your email address and we'll send it over.

Application Requirements
• For each applicant 18 or older, we'll just need a full credit report (from a source such as Equifax, TransUnion, Experian, or AnnualCreditReport.com).
• A valid picture ID (driver's license, passport, or State ID) is required for each applicant.
• If you need a co-signer / guarantor, the individual(s) need to follow the application process. *

Application Turnaround
Applications are typically processed within 2 business days, excluding weekends and holidays.
Security Deposit
A security deposit equal to one month's rent is required prior to move-in.
* Co-Signer / Guarantor
After submitting your rental application and documents, in certain instances, Ideal Properties, Inc. will request for a guarantor or guarantors to secure the rental of the property for the applicants. The guarantor(s), although will not reside on the property will have to guarantee the rental agreement. The guarantor(s) will be fully, individually and severally, liable for all actions of the rental applicants, occupants and guest(s) that pertains to the property rental, the rental agreement along with extension letters, rent increases, amendments, etc., including the payment of rent, fees, legal fees, court costs, fines, violations, repairs, damages, including calendar days of rent charges to restore the property in rental condition after vacating the property.
